How Americans own here

Yes, you can own this land legally.

Foreign buyers near the coast and border hold property through a bank trust called a fideicomiso. It's a standard, long-established structure. You keep the right to use, build on, rent, sell, and pass on your property.

Reserve

Pick your lot and hold it with $1,000. Your attorney reviews everything.

Sign

Set up your trust

Straight answers

What buyers ask before they trust us.

Can a US citizen really own land here?

Yes. Mexico's constitution limits direct foreign ownership within 100 km of a border and 50 km of a coast, so foreign buyers use a bank trust called a fideicomiso. The bank holds title for your benefit. You keep the rights to use, sell, rent, and pass on the property.

Is this ejido land? How clean is the title?

[Client to confirm: private title status, notary, and whether buyers can see title documents before reserving] We recommend every buyer use their own attorney.

Where does the water come from?

[Client to answer: water source, per-lot supply, any treatment or storage.] Californians know the region's water story, so this deserves a direct answer.

Is it safe?

The US State Department lists Baja California state at Level 3, "reconsider travel," and says US government employees have no added restrictions in Tijuana, Rosarito, or Ensenada. Cuatro Cuatros is a private gated community with 24/7 security. The best test is to visit and stay a night. [Client to review wording]

What's built, and what happens if plans change?

The status of every amenity is listed above. [Client to confirm: delivery dates, plus what buyers are protected by if a date slips]

Do I have to build right away?

[Client to confirm: build deadline, design review rules, and approved builders]

Can I earn rental income?

A full-service rental management program is available once your home is built. Income isn't guaranteed and depends on your home, the season, and demand. [Client to confirm fees]

Is the $1,000 reservation refundable?

[Client to confirm. A refund window would be the single strongest trust signal on this page.]

What about US taxes?

Ask your CPA. A foreign trust and foreign property can carry US reporting duties, so raise them before you buy.

Come see it. Then decide.

Talk to an advisor for 20 minutes, get the numbers, and plan a visit. You'll know quickly if it's right for you.
